A. The right time to buy is when YOU are ready to.

Q: I bought a home once before, so, can I still take advantage of 1st Time Homebuyer Programs?

​

A: Yes - a first time homebuyer is described as someone who has NOT purchased in the last 7 Years.

​

Q: I don't think I can buy - don't I need perfect credit, and 20% down?

​

A: No! There are certain loans where no money down is required. For FHA, Conventional , you are looking at 3.5%. And, there are loan products for those with FICO scores of 500+.

Q: Why not just keep renting? Rates are too high right  now.

​

A: Rent goes up between 15-20% every single year. Mortgage bumps average 1-2% a year (due to taxes/insurance).

Q: Will interest rates ever go back to 3-4%?

​

A. Most likely, NO. The new normal is between 6-7%.

Q: If rates are at 7%, do I have to pay that?

​

A: No! Ask me how to buy down your rate (I did!)

Q: Why do I need a REALTOR?

A: Legal exposure, title fraud, real estate scams...these are just a few on the reasons why it is not advisable to sell without a REALTOR. On average, 90% of FSBOs ultimately hire an agent. Additionally, you will on average make 8-10% more on your sale when using a REALTOR.

Q: What can I expect from Jen Warnock? I have had negative experiences before with REALTORs.
